Holcomb on-street parking
Former Springdale Planning Director Patsy Christie often said:
“Downtown Springdale has dreamed of having a parking problem.”
Ain’t that the truth! While I’m not sure we’re at a problem yet, we know we’re going to need more. And probably sooner rather than later, with all of the development I’ve been telling you about.
We’ve long known parking was a looming issue that needed planning. In May 2024, the City commissioned a parking study by H3.
In the report, they propose 6 shared-use parking structures ranging from ~330-1,050 spaces each providing somewhere between 2,225-3,000 spaces in total. These garages are public-private in concept: financed jointly and accessible to all, while possibly containing “liner uses” (like ground-floor retail or live/work units) to activate the street and offset costs.
Why it matters:
This cuts down the total number of spaces the city needs to build since one facility serves many groups
Prevents downtown from being dominated by surface lots; instead garages can be integrated with active uses
Opens the door for public-private partnerships
They can be programmed to support peak demand during events (concerts at Luther George Park)
To give you an idea of the size suggested for the Park St. garage, the Downtown Fayetteville Deck at West Ave has a capacity of 329 spaces. (see below)
Besides garages…
The plan outlines ~775 new spaces across Emma, Water, Park, Spring, Main, Holcomb, Meadow, Johnson, and Success Ave. I’ve noticed several new striped spots!
Parking demand is only going to grow, and it’s reassuring to know we’re executing on a strong plan.
Because if you’ve ever been to a community input session or a planning commission meeting, you already know that parking is a hot button issue!
I Scream for Ice Cream. Seriously. 🍦
If you know me and my love for ice cream, then you’re not surprised to be receiving weekly scoop on this project. As mentioned last week, a new ice cream shop is coming to 107 E. Emma Avenue, and construction by Buffalo Builders is underway. (simplyscoopsnwa)
Faded
It’s a little sad to see this sign looking so worn. Here’s a picture I snapped when it was new, compared to its current condition.
Meanwhile…
Gaskins on Emma is hiring a GM. If you know a great candidate, I can connect them the the owners.
Did you know there’s a movie being shot in Downtown Springdale? They’ve taken over a house near the hospital!
I have clients looking for storage/warehouse space close to Downtown. If you know about something I don’t, hit me up!
