Trails Pt. 1

There’s a joke that the unofficial bird of Northwest Arkansas must be the crane - there’s construction everywhere you look. That’s especially true if you take the Razorback Greenway through Downtown Springdale these days.
I took a short bike ride this weekend and snapped photos of projects currently under construction. These are just a handful and don’t include every active project downtown.

If you were keeping track, that’s about $83,000,000 — all within a chip shot of our trails.
Coincidence? I think not.
There have clearly been other factors spurring downtown development (opportunity zones, cough, cough), but 10 years removed from its opening, we can all agree the Razorback Greenway was the catalyst for Springdale’s downtown revitalization.
Recap: The Razorback Regional Greenway is a 40-mile, multi-use trail that stretches from Fayetteville to Bella Vista. Officially opened in 2015, the Greenway connects seven cities—Fayetteville, Johnson, Springdale, Lowell, Rogers, Bentonville, and Bella Vista—serving as both a recreational asset and a transportation corridor. It links parks, schools, downtowns, cultural institutions, and natural features like Lake Fayetteville and Spring Creek.
Would we have made it to $83M+ without the Greenway? Maybe.
This fast? No way.
Thanks for reading along. Next week we’ll take a look at the Springdale’s trails and future connectivity plans..

We can probably expect news of a new Tyson Foods development soon at the corner of Graham St and Johnson Ave. A demo permit was submitted for property they own at 111 Graham St. Tyson is also rehabbing the Fuller Building and developing the lot to the west into parking for the building and shared downtown use.
There are also plans for a new development at 700 E Johnson Ave from Stair Steppers, LLC, led by Ken Hall. More details to come.
